Campus furniture cannot arrive in October. It has to land between commencement and move-in, and everything about how we schedule production is built around that reality. Domestic manufacturing means no port delay eating your install window.

Floor lounges and common rooms
The hardest use on campus and almost entirely unsupervised. Reinforced joinery, heavier-gauge upholstery, and modular construction so one damaged piece does not retire a whole lounge.
High-traffic gathering spaces
Union seating runs from early morning to late night, every day of the term. Commercial frames, cleanable fabric, and configurations that hold up to constant rearrangement by students.
Food service and long-session seating
Dining banquettes need wipe-clean surfaces and spill-resistant construction. Library seating needs supportive cushioning that holds shape through multi-hour study sessions.
The cheapest chair costs the most per year.
Campus procurement is under real budget pressure, and the low bid is often the only thing that clears. The problem is that a residence hall lounge chair specified on price alone gets replaced in three years, while a properly built one goes ten and only needs new cushions along the way.
Divided across those years, the more expensive chair is the cheaper chair. We put that math in writing during specification so facilities and procurement can make the case internally with real numbers rather than an assertion about quality.

We build with kiln-dried hardwood frames, corner blocking, and reinforced joinery at every stress point, paired with heavy-gauge commercial upholstery. Modular construction also helps: one damaged module can be swapped rather than retiring an entire seating group.
Can you deliver within our summer install window?
Yes, and it is how we schedule most campus work. Standard lead time is 4 to 6 weeks from spec approval, so orders confirmed in spring deliver inside the window between commencement and move-in. We schedule building by building for multi-hall projects so crews are not waiting on a single large shipment.
Do you provide documentation for competitive bids?
Yes. We supply construction specifications, fire compliance certificates, material certifications, warranty terms, and dimensional drawings packaged for bid submission. Public institutions typically need this before award rather than after, and we prepare it as part of quoting rather than as a follow-up request.
What fire code applies to residence hall lounge furniture?
Residence hall common areas are generally treated as public assembly spaces. Johnson builds to California TB117-2013 as standard with CAL-133 upgrades available where the jurisdiction or occupancy classification requires it, and FR fabric options meeting NFPA 701. Certificates ship with every order for your fire marshal file.
Can we buy replacement cushions instead of new furniture?
Yes, and for campus housing it is usually the smarter budget line. We keep your specification on file and produce replacement cushions cut to your exact existing pieces. Most residence hall furniture fails at the cushion long before the frame, so an annual cushion order costs a fraction of a furniture replacement cycle.
Will furniture ordered in future years match what we have now?
Yes. Because we manufacture rather than resell, your specification stays on file indefinitely. When you renovate the next hall in three years, we build the same piece in the same fabric at the same dimensions, so the campus reads as one consistent environment rather than a series of procurement cycles.
Is reupholstery a good option for campus budgets?
Very often. If frames are commercial grade and structurally sound, reupholstery restores a lounge for a fraction of replacement cost and can be scheduled entirely within the summer break. We coordinate pickup after commencement and return before move-in, hall by hall.
Do you offer pricing tiers for multi-building campus orders?
Yes. Pricing improves at 25 plus, 50 plus, and 100 plus pieces, with the deepest tiers on campus-wide programs. Institutions running a multi-year housing renovation typically set a standing specification with locked pricing so each summer phase does not require re-bidding the same product.
