Residential furniture in a clubhouse typically shows visible wear within the first lease cycle.
Can Johnson hit our lease-up or certificate of occupancy deadline?
Standard lead time is 4 to 6 weeks from spec approval, and because we manufacture domestically there is no port or customs risk in that timeline. For projects with a fixed leasing office opening we build the schedule backward from your date and flag early if the timeline is tight. Rush production is available with an expedite fee.
Will you still have our specification when phase two delivers?
Yes. Your spec stays on file, so phase two furniture matches phase one even years later: same frame dimensions, same fabric, same foam density, same finish. This is the main advantage of buying from a manufacturer rather than an importer, where a discontinued model means a close-but-different replacement.
Does amenity furniture need to meet fire code?
Yes. Common areas and amenity spaces are public assembly spaces in most jurisdictions. Johnson furniture is built to California TB117-2013 as standard with CAL-133 upgrades available where required for public spaces, and FR fabric options meeting NFPA 701. Compliance certificates ship with every order for your inspection file.
What furniture holds up best in student housing?
Student housing sees the hardest use of any residential category. We recommend reinforced frames, replaceable cushions, and heavy-duty commercial fabric or vinyl in commons and study lounges. Modular sectionals work well because a single damaged module can be swapped without replacing the entire grouping.
Can we order replacement cushions instead of whole pieces?
Yes. Because we hold your spec, we can produce replacement cushions cut to your exact existing pieces. For amenity spaces this is the difference between a small annual maintenance line item and a full furniture replacement every few years.
Do you offer pricing tiers for multi-property portfolios?
Yes. Pricing improves with volume at 25 plus, 50 plus, and 100 plus pieces, with the deepest tiers on portfolio programs across multiple communities. Management groups furnishing several properties per year typically run a standing program with locked pricing and a fixed specification.
