Do you have a minimum order for vacation rental furniture?
No. Johnson accepts orders from a single piece for one unit to portfolio programs of several hundred. Orders under ten units may carry a small-batch surcharge. Pricing tiers improve at 25 plus, 50 plus, and 100 plus units, with the deepest pricing on full-portfolio programs.
Can Johnson keep our specification on file for repeat orders?
Yes. Once your spec is approved we keep it on file, so reorders ship without re-approving every detail. This matters for portfolios adding units over time: the sofa in unit forty matches the sofa in unit one, same fabric, same dimensions, same construction, even years later.
What is the best sleeper sofa configuration for a vacation rental?
It depends on your listing. A queen sleeper adds two guests to your maximum occupancy, which often moves a listing into a higher nightly rate. A full sleeper or sectional sleeper works where floor space is tighter. We spec to your room dimensions so the mechanism opens fully without hitting a coffee table or wall.
What fabric survives sunscreen, spills, and wet swimsuits?
For coastal and pool-adjacent units we recommend stain-resistant commercial fabrics or marine-grade materials. These resist sunscreen oils, chlorine, and repeated cleaning. For balcony and outdoor pieces we use marine-grade fabric with quick-dry foam so cushions left in the rain dry out instead of growing mildew.
Can we replace just a cushion instead of the whole sofa?
Yes, and this is one of the biggest cost savings for rental operators. Johnson manufactures custom replacement cushions cut to your existing furniture. When a guest ruins one cushion, you replace the cushion for a fraction of the cost of a new sofa, and the unit is back in service faster.
How do you schedule delivery around our booking calendar?
Portfolio programs are scheduled in phases around your booking calendar, typically during shoulder season or low-occupancy windows. We coordinate delivery so units come back online quickly rather than sitting empty waiting on furniture. Standard lead time is 4 to 6 weeks from spec approval.
Does reupholstery make sense for a rental portfolio?
Often, yes. If the frames are solid, reupholstery restores furniture for a fraction of replacement cost and keeps a consistent look across units. We assess pieces honestly and tell you when a frame is not worth saving. Reupholstery programs are scheduled around your low season so units stay bookable.
