One factory. One source.
Most hotel furniture is sourced from distributors, imported, and generic. We design and build every piece in our own South Carolina factory to commercial-grade specifications. Faster lead times, tighter quality control, and furniture that outlasts the renovation cycle.
Built to spec for national hotel brand families.
Every order includes brand-standard construction verification, approved fabric options, and full compliance documentation for FF and E submission across major hotel brand families.
Hampton, Garden Inn, DoubleTree, Home2, Embassy Suites
Guestroom and public space furniture built to Hilton FF and E specifications across the full brand portfolio, from select-service to full-service.
Courtyard, Fairfield, Residence Inn, SpringHill, TownePlace
Furniture specifications for Marriott select-service and extended-stay tiers. Modified dimensions for suite layouts and lobby-scale installations.
Hyatt Place, Hyatt House, Hyatt Regency, Hyatt Centric
Guestroom seating and lobby installations for Hyatt-branded properties, from select-service Place locations to full-service Regency hotels.
Your furniture should not ship from 8,000 miles away.
Most hotel furniture buyers work through distributors who source generic product overseas. Long lead times, no quality control, and furniture that fails before the next renovation cycle.
Johnson is different. We are the manufacturer, not the middleman. Every piece is designed and built in our own South Carolina factory. When you call, you reach the people who make your furniture, not a sales desk reselling someone else's product.
Johnson has outfitted every property in our management portfolio for the last decade. Their furniture outlasts the renovation cycle, and that is the number that matters.
Hotel furniture procurement, answered.
The questions procurement teams and FF and E buyers ask before choosing a manufacturer. If your question is not answered here, we will respond within one business day.
What makes Johnson a hotel furniture supplier rather than a distributor?
Johnson is a manufacturer, not a distributor. We design and build every piece in our own South Carolina factory rather than reselling imported product. This means faster lead times (4 to 6 weeks), direct quality control, custom sizing on every order, and a factory-direct warranty honored by the people who built your furniture.
Which hotel brands does Johnson build furniture for?
Johnson manufactures to brand-standard specifications for major hotel families including Hilton (Hampton, Garden Inn, DoubleTree, Home2), Marriott (Courtyard, Fairfield, Residence Inn, SpringHill), Hyatt (Place, House, Regency), plus Holiday Inn, Best Western, IHG, Wyndham, and Choice Hotels properties. Every order includes brand-standard construction verification.
What is the typical lead time for a full hotel furniture order?
Standard lead time is 4 to 6 weeks from spec approval for typical property orders. Full-property furnish programs of several hundred pieces may require 8 to 12 weeks depending on scope and fabric availability. Rush production is available for property openings and renovation deadlines with an expedite fee.
Does Johnson provide FF and E compliance documentation?
Yes. Every commercial order ships with full FF and E compliance documentation, including fire safety certificates (California TB117-2013, CAL-133 upgrades for public spaces), brand-standard construction verification, and fabric compliance records (NFPA 701, BS 5852). Documentation is prepared for direct submission to brand and ownership review.
Can Johnson furnish an entire property or just individual categories?
Both. Johnson supplies full-property FF and E packages covering guestrooms, lobbies, restaurants, and public spaces, or individual category orders for renovations and replacements. Full-property programs receive the deepest pricing tiers and coordinated delivery scheduling to match your renovation timeline.
Does Johnson accept COM (Customer's Own Material) fabric?
Yes. Ship your brand-approved fabric to our factory and we upholster to your exact specifications, or select from our in-house commercial-grade fabric library. Both options include fire safety certification and brand-standard compliance documentation for FF and E submission.
What warranty does Johnson offer on hotel furniture?
Johnson offers a 5-year commercial warranty on frames, a 1-year warranty on mechanisms, and a 1-year warranty on fabric and cushions against manufacturing defects. Because Johnson is the manufacturer, warranty claims are honored directly by our factory rather than routed through a third-party distributor.
Where is Johnson furniture manufactured?
All Johnson furniture is manufactured in our own South Carolina factory. We have built hospitality furniture in the same region since 1947. Domestic manufacturing means shorter lead times, tighter quality control, and no overseas shipping delays or import complications for your project.
